Please read this Guest Agreement carefully before you begin your vacation. Failure to sign the “Stay Agreement” before the arrival date will result in an automatic cancellation. Any money received by Helvetia Chalets LLC for occupancy of Vacation Property indicated the acceptance of the terms of your Stay. All our policies are strictly enforced. It is the responsibility of all guests and members of their party to be familiar with all policies pertaining to stay. During your check-in process and your stay, you will be a member of the Helvetia Chalets group. RENTER REQUIREMENTS:  For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit cardholder. This person is considered to be the Guest. All other persons involved with the rental are considered to be the Guest’s invitees, and all discussions regarding reservation, cancellation and damage policies will be discussed with the Guest, not the Guest’s invitees. DOWN PAYMENT/ PAYMENT:  A reservation can be made with a 30% down payment paid by credit card when the reservation is made. Full payment is charged 60 days prior to the scheduled arrival date. If a check (payable to LuxeVaca.com) or money order is not received by the due date, the balance will be charged to your credit card. The credit card must have an expiration date that extends beyond your stay. If a reservation is made less than 60 days prior to arrival, full payment is due when the reservation is made. As a condition of the stay of all Vacation Properties, swisssierra.com reserves the right to charge the Guest’s credit card for an additional $2,500 refundable security deposit. This security deposit will be returned within one week of the departure date, provided there is no breakage or damage to the premises and/or contents, there are no outstanding long-distance phone or pay-per-view charges, no additional cleaning costs, and all other rules of this agreement are adhered to. A $35.00 service charge will be incurred for any returned checks. BALANCE PAYMENT:  If no other payment is received 60 days prior to arrival, we will automatically run the balance on the credit card on file. Balance is due no later than 90 days prior to your arrival date. We can keep the balance payment on the same credit card used for the initial payment, you can call with a different card, or a check or money order can be issued at least 60 days prior to your arrival. Please send your check or money order with a signed copy of the rental agreement.

These damages should be provided and disclosed to management prior to check out. The policy will pay a maximum benefit of $3,000 Any damages that exceed the total outlined in your Vacation Stay Damage Plan will be charged to the credit card on file. If you damage the real or personal property assigned to your rental, the Insurer will reimburse the lesser of the cost of repairs or replacement of the property, up to $3,000, depending on the policy. Certain terms and conditions apply. As a condition to the rental of all Vacation Properties, Helvetia Chalets reserves the right to charge the Guest’s credit card for any and all uncovered Guest/Invitee caused losses and damages sustained to the Vacation Property throughout the duration of their period of occupancy. In the event of any uncovered Guest/Invitee-caused loss or damage to the Vacation Property, including, but not limited to, parking violation (street parking is against the rules), extra trash nor properly located in cans, or noise violation after quiet hours, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, plus all applicable taxes, Luxevaca is hereby granted the right to charge the Guest’s credit card. An itemized statement outlining all associated costs will be sent via regular or electronic mail to the address submitted by the Guest at such time as the reservation was booked. By written or electronic endorsement of this Agreement, the Guest hereby agrees to pay for all such charges, as defined above and on the proceeding pages. UPON ARRIVAL:  Take a look around; during and after your chalet introduction form your host, if there are concerns or issues with your rental property, please immediately talk to your concierge who will document any damage to ensure you are not held responsible. EMERGENCIES/ MAINTENANCE: In the event of experiencing any issue with the property or if there is any functionality that you are not 100% sure your host is on hand to help. Failing that, please immediately contact the Swiss Sierra office at 1.530.364.8265 If it is after office hours, we will return your call as soon as possible. ARRIVAL TIME:  Check-in is at 3 pm. We will be in contact within 24 hours of your arrival to make arrangements for check-in. Unless you have specifically arranged for an early arrival time, please do not arrive at the property before your scheduled check-in time at or after 3 pm. DEPARTURE TIME:  Check-out is at 10 am. Your prompt departure is appreciated so we can prepare the property for any incoming guests. If you have not arranged for a late checkout, you may be charged $100 for each hour beyond 10 am you are still on the property, at a minimum of one hour. CANCELLATIONS:  Cancellations and rescheduling arrangements may be made up to 60 days before the first day of your reservation with loss of initial 30% deposit. 59 days before arrival cancelation is no longer possible and payment is due in full.
 
Lockdowns or Emergencies: COVID-19 Related impeding getting out of your city/country or getting in ours (lockdowns or emergency closures) will be also counted as a full refund (this will be issued as 70% cash refund and 30% voucher towards a future vacation). Getting sick with COVID-19 is not covered, so we always recommend purchasing travel insurance. While Helvetia Chalets and its property owners strive to maintain vacation properties in the finest condition, no guarantees are expressed nor implied regarding suitability or for any particular purpose. All guest(s) and their invitees use the vacation property structures and premises at their own risk. Helvetia Chalets and its property owners shall not be held liable or otherwise responsible in any way for injury to any guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said guest(s) and/or invitees, or by the failure of structures, appliances, (including hot tubs and BBQs) furnishings, and/or other equipment, whether by malfunction, misuse, acts of God/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the vacation properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the vacation property and/or its contents. Helvetia Chalets and its property owners shall not be held liable nor otherwise responsible in any way for allergic reactions to guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the vacation property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this agreement, guest(s) and invitees hereby agree to forever hold harmless and indemnify Helvetia Chalets and its property owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including the cost of defense, arising out of or in any way connected with the guest(s) use of the property. WINTER CONDITIONS:  We will attempt to have the driveway and walkways clear of snow before your arrival. Please be cautious when there are icy conditions. During the winter months, it may be required to carry chains or have traction tires. 4-wheel drive is recommended. Please pay close attention to special parking regulations during the winter months for snow removal. SECURITY & SAFETY RISKS: PLEASE ALWAYS LOCK DOORS AND WINDOWS WHEN YOU LEAVE! When you rent the property, you assume responsibility for it and its contents, as well as your personal property. Always lock the doors and windows when you leave the property. There is a Master-lock box provided for keys to which you will be given a code. This code is changed with every guest for security. Guest is responsible for lost key replacement costs. Children are welcome, but there are conditions in and around the home that may pose hazardous to them, as well as to adults, such as pool, hot tub, structures, the river, steep riverbank, open stairways, wildlife, icy surfaces, and fireplaces. Helvetia Chalets does not assume any responsibility for injuries resulting from your failure to use due caution. Children under 18 must be supervised at all times. Candles are not allowed due to fire hazards except citronella candles in buckets outside or supplied emergency candles in case of a power outage. RIGHT OF ENTRY:  Guest(s) agree that Helvetia Chalets reserves the right to enter the rental property any time to investigate disturbances, parking, noise complaints, over-occupancy, check for damage, to make such repairs, alterations or improvements as we may deem appropriate, or to show the property to prospective purchasers or guests (in which case prior notification will be given). LEFT ITEMS:  Please check carefully for belongings before you leave. Left items can be mailed to you if requested and you will be charged shipping costs plus a $10 service fee. Helvetia Chalets is not responsible for lost or stolen items. POOL / HOT TUB USE & RULES:  Use of the pool and/or hot tub is strictly at your own risk and liability. Our maintenance sanitizes and replenishes chemicals in all pools and/or hot tubs prior to your arrival. If additional maintenance is required during your stay, or the next guests are unable to use the pool or tub due to conditions resulting from your failure to observe the following rules, there will be a $45 charge (and cost of supplies if necessary) for each hour of required maintenance. Instructions for the pool or tub controls are printed in detailed property directions No Children under 14 must be unsupervised by the pool site No running, no diving permitted. No eating by the pool, no glassware by the pool. (broken glass in the pool could result in draining and refill, costly and time-consuming . A $25 refund/night will be given if you are unable to use the hot tub due to a malfunction not caused by guest(s). (*Hot tubs may be drained and refilled before your arrival; therefore, it may not be warm until later that evening. Also, due to the high mineral content in the mountain water at some of our cabins, the hot tub may initially appear cloudy until the minerals settle. If the conditions persist, please let your host know.) If the water looks cloudy or dirty, please call (530).364.8265. If it is found that the service is necessary due to Guest abuse, the Guest will be responsible for the charges. If the water level is low (below the filter intake) add more water or call (530).364.8265, as low water can destroy the pump, resulting in additional charges. DO NOT ADD ANYTHING TO THE POOL OR HOT TUB WATER such as bubble bath & oils, even if they say they are compatible. Use non-breakable drink containers in the pool or tub area. If temperature has been adjusted during use, make sure to return the temp to the original setting when done.* Failure to reset may cause the hot tub to over-temp & stop working, possibly resulting in additional charges. Replace cover and thermal blanket (where provided) when you are not in the tub and secure the safety strap to conserve heat, for safety, and to keep debris out of the water. Unhook the safety strap before removing the cover. Do not sit, stand or lie on the pool or tub cover; a $300 charge will be made if the cover is broken this way. Observe the safety precautions posted at the pool or tub and have all guests do likewise. An adult must always accompany children. Outdoor hot tubs cannot be used after 10 pm or before 7 am per local laws and can incur a $1000 fine if police or security issue a violation, ALWAYS SHOWER OR BATHE BEFORE AND AFTER USING THE HOT TUB! Body oil, makeup, hair products, etc. clog filters! WOOD STOVE/FIREPLACE: Firewood is provided for any property with indoor wood-burning stoves or fireplaces. Fires are not allowed outside for some properties; please call (530).364.8265 for more information on outdoor fires for your property. The fireplace cannot be used when there is a stagnant air burn ban but can be used when there is an outdoor burn ban. Do not put anything except wood or wood products in the wood stove/ fireplace. Do not put any flammable material on or near any heat source, such as the electric baseboard or wood stove. DO NOT LEAVE property with a fire in the wood stove or fireplace! Call 800-323-BURN for more information on outdoor fires for your property. PETS: 
Pets are allowed if approved on a per property basis as long as the applicable pet fees have been paid. Unauthorized occupancy of pets will result in immediate eviction and loss of all rents and deposits. If the discovery of unauthorized pets is made after your departure, a penalty of $100/day plus any additional cleaning charges will be assessed. If you are given permission to bring a pet the following rules must be followed: Any cleaning that must be done will be charged to the guest at rate of $45 an hour. Pets should not be left unattended in-home unless crated. No pets in the hot tubs, pools or saunas. All waste must be picked up and placed in the garbage cans tied securely in trash bags. Please do your best to remove all pet hair to avoid additional cleaning time/charges. (Duct Tape works great for this!) No pets on any furniture or bedding. $150 per week usage fee for each pet. SATELLITE TV, INTERNET & PHONE CALLS:  All properties are privately owned and have different subscription packages for cable and/or satellite and internet. All applicable usernames and passwords will be provided in detailed property directions. Helvetia Chalets does not guarantee any programs, events, or reception. Guest(s) are liable for ordering any Pay Per View – if guest(s) do not use their own credit card for ordering programming charges plus an additional $5.00 processing fee will be charged to the credit card we have on file. Some properties are equipped with a telephone; short calls within the U.S. are permitted. PLUMBING:  Do not put any feminine products or baby wipes in the toilet. The toilets are water-saving models and don’t have a strong flush – limiting the amount of toilet paper used will help prevent a clog. Plungers are provided if a clog occurs. Please do not pour grease down the drain. SMOKING:  Smoking is NOT permitted in any Helvetia Chalets property. Smoking is allowed outside as long as butts and ashes are not left behind. Discard the butts and ashes in the outside garbage. Do not throw butts on the ground (including the fire ring) or bring them into the cabin. If there is any tobacco smell in the cabin after your departure, there will be a minimum $250 charge. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a charge for excessive cleaning. LINENS & TOWELS:  Bath towels, sheets, pillows, and blankets are provided. We do not provide any linens or towels for outdoor use. PLEASE DO NOT take the property’s linens or towels outside. Bring items with you that you may need for hot tub use, sunbathing, or smoking outside. Please allow us to wash the property’s linens unless you need clean linens during your stay. Extra sheets and towels are provided if you are staying a week or longer (otherwise one set per guest is provided where laundry facilities are available). Lock all doors and windows. The thermostat should be set back down to 65 degrees. GLITTER AND CONFETTI ARE NOT ALLOWED AT ANY PROPERTY, INSIDE OR OUTSIDE. Under NO circumstances should households refuse to be deposited and/or otherwise left unsecured outside or additional charges may apply a $1,000 dollar fine. Place soiled towels in the bathtub.
KITCHENS AND FOOD:
 
The property is sold serviced/catered and the kitchen is the workplace of the chef. For this reason we ask that you don’t use the kitchen appliances or the refrigerator during your stay. Talk to your host should you need any refrigerator space. Any produce consumed from the fridge will be replaced at the expense of the guest(s).
PARKING: Make sure you comply with the ordinance, not parking on the street, only places to park vehicles are inside garages and driveways, not respecting rules can also cause a fine provided by the county if a neighbor complaint. NO MOTOR HOMES, BOATS, OR TRAILERS ARE ALLOWED ON THE STREET.
CLEANING FEE(s) and TRASH ORDINANCE:
Undue and/or unreasonable cleaning of the cabin shall be charged to the Guest’s/Cardholder’s credit card as an Additional Cleaning Charge at a rate of up to $45/hour, with a one-hour minimum. This also applies to the property exterior, grounds, BBQs, and hot tubs (if so equipped). TRASH IS Nt ALLOWED OUTSDE AT ANY TIME< HOUSE KEEPING IS IN CHARGE OF PUTTING TRASH OUT. REMEMBER THERE IS A FINE IF YOU DO SO. TRASH SHOULD BE PLACE ON TRASH CANS WITH SCREW TOPS OR BEAR BOXES, IF ANY EXCESS OF TRASH, PLEASE CALL (530).364.8265 NOISE, CHANGE IN NUMBER OF GUESTS/CONDUCT OF GUESTS: Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. Unauthorized people at the property at any time will result in a double charge for each additional guest or a maximum occupancy charge (whichever is more), and loss of any security deposit, in addition to any and all damage, disturbance, and cleaning charges. The rental is not intended for parties or gatherings at any time of anyone except those who have paid to occupy the property. Exceptions are made on an individual basis – please contact Helvetia Chalets for prior approval. If there is street parking, excessive noise or music, any illegal activity, or evidence of a violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed. Please inform us of any change in the number of guests before your arrival to avoid these charges so the property can be prepared appropriately for your group. No exceptions or refunds are given for changes in the number of guests after your arrival. Most complaints about renters are PARKING, NOISE, and TRASH, so please make sure you respect the rules and neighborhoods and never park on the street or neighbors’ driveways, regardless of if they are not in the house. If a parking violation is reported and two calls and text messages will be placed to the renter, if it has not been corrected within 15 minutes, neighbors normally call the police, and an agent will drive to the property at that point a $1500 fine will be posted on your card, and you may face county fines A noise violation is first informed to the guest twice, the third time we call the official county security to give you a fine and ask you to vacate the property – a noise violation can end up in eviction, losing not just money and deposit but also a right to stay in the house. Noise is not allowed outdoors after hours; quiet hours start at 9:00 pm and end at 8:00 am POWER/ WEATHER-RELATED CANCELATION: Helvetia Chalets does NOT issue refunds due to acts of nature such as weather, road conditions, snow conditions, power outages, or forest fires. We strongly recommend travel insurance that covers your stay. This rental will be covered if a refund is needed due to the extenuating circumstances policy, just in case the State of California mandates lockdown and if the party has to cancel to comply with authorities, or if their transport is canceled because of Covid-19. This will not cover any cancellation if anybody at the party gets sick or can’t travel. At that point, if need to cancel we can open the dates for rebooking if the property gets rebooked then, the original traveler is granted a full refund.
